Should you wait until spring to list your home?

If you’re thinking about waiting, here are some things to think about:

    1) List now and have less competition on the market. Did you know that 30% of listings are taken off the market this time of year? It’s not for the reasons you think! Many home sellers that couldn’t sell their home in the fall use the winter months as a time to “refresh” the days on market clock. Their home has to be off the market for 90 days before they can re-list it as a “new listing” with zero days on the market. Given this, you’ll have less competition on the market if you list now.

    2) People looking for homes in the wintertime are more serious buyers. Winter buyers are ready to find a home, which means fewer looky-loos. Let’s be honest — no one goes out house shopping “just for fun” in 20 degree weather!

There are pre-qualified buyers ready to go.

    3) It may be cold outside, but the housing market is still hot! We have buyer clients and buyer’s agents begging us right now for new housing inventory. They have pre-qualified buyers ready to go — but with inventory so low, they’re just waiting for a home like yours to hit the market! Now is definitely a great time to sell your home.
