A lot of people like to look at the MLS, thinking that they will find something amazing. While you can occasionally find a good deal, the fact that so many other people are combing the MLS limits the number of deals available to you. That’s why I want to show you how you can find amazing off-market deals in real estate.

If you’re looking to buy real estate—whether you want to buy and hold or buy and flip—off-market properties are the best place to look. There are three ways to find off-market properties:

    1. Driving for dollars. The idea behind this strategy is to identify dilapidated properties as you’re driving through neighborhoods. Oftentimes, a dilapidated property means that the seller can no longer afford to maintain the property, so they’re much more likely than a traditional seller to sell it in as-is condition for under market value. Once you buy it, you can add a lot of value by either by fixing it up and then living there yourself or reselling the property for a profit.

    2. Absentee landlords. A lot of people become landlords only to realize that there’s a lot more work involved in being a landlord than they originally anticipated. With the various headaches that landlords experience, they’re often willing to sell their properties under market value in order to just be done with it! Give our office a call and we can get you a list of all the absentee landlord properties in your area.
